What the Property Information Inquiry Form is for
This single council form covers most of the property searches a conveyancer orders on a sale. It lists section 10.7(2) and 10.7(2) and (5) planning certificates under the Environmental Planning and Assessment Act 1979, section 603 certificates under the Local Government Act 1993, sewer diagrams, special water readings, outstanding notice certificates (sections 735A and 121ZP), and section 22D swimming pool certificates. Section 603 of the Local Government Act 1993 (NSW) lets a person apply to a council for a certificate stating the amount (if any) due or payable to the council by way of rates, charges or otherwise in respect of a parcel of land.
When you need it
- You are preparing a contract for sale of land in Lachlan Shire and need the planning certificate and sewer diagram.
- You act for a buyer and need a 603 certificate and a special water reading before settlement.
- You want to know whether council has any outstanding notices or orders on the property.
How to fill it in

- 5
Sign
Sign and date the declaration that the information is complete and accurate, and say who you are acting for.
Filing, lodging and service
- Email the completed form to council@lachlan.nsw.gov.au. Council staff will contact you to arrange payment before the request is processed.
- The form says fees must be paid at the time of lodgement. Each search has its own fee and urgency fees are extra: check the council's current fees and charges.
Common mistakes
- Complete every mandatory field: the form says incomplete mandatory fields must be filled in before the application is submitted.
- A special water meter reading is a reading taken outside the council's normal reading cycle. Councils offer it alongside the 603 certificate because the certificate shows amounts owing, not the water used since the last scheduled reading.
Frequently Asked Questions
Do I need a planning certificate to sell a property in NSW?
Yes. The NSW Government's selling guide says the contract for sale must contain a current section 10.7 zoning certificate issued by the local council, along with the title documents and a drainage diagram. The guide also says the contract must be prepared before the property is advertised for sale, so order the certificate early.
Why is a drainage diagram needed when selling?
The NSW Government's selling guide lists a drainage diagram among the documents that must be in a contract for the sale of land, so it is ordered from the council when the contract is being prepared. The guide says the contract must be prepared before the property is advertised for sale.
Can I order several Lachlan searches on one form?
Yes. The form lists all the property searches and certificates together, so tick each one you need. Each carries its own fee.
