Standard Rate Search Request Form

A rate search gives a buyer the figures needed to adjust rates at settlement, and confirms nothing is overdue: overdue rates and charges are a charge on the land (Local Government Act 2009 s 95). The information comes from the land record a Queensland council must keep for each parcel of rateable land, including the owner, valuation, and rates levied, paid and overdue (Local Government Regulation 2012 s 154). Anyone may inspect the land record on paying the council's reasonable fee (s 155). Blackall-Tambo's form is a one-page request. Council's information sheet says a rate search reports property details, the valuation of the land, current rates and the date they are paid to, and any arrears. Building records, property compliance and environmental health searches use a separate Other Search Request form.

When you need it

• You are buying or selling property in Blackall, Tambo or the surrounding rural area and need the rate position for settlement.
• You need confirmation of the land valuation council holds and whether rates are in arrears.
• You are buying a rural lifestyle property on the outskirts of Blackall or Tambo that has a water meter and need its current usage.

   Applicant's details

   Enter the name of the applicant(s), postal address, phone, fax or email, a contact name and your reference.

   Land particulars

   Give the purchaser and vendor, the property address or addresses, the lot and plan number(s), any property name and the settlement date.

   Sign the form. The form asks you to check every field is filled in correctly before lodging.

   Choose a payment method

   Tick cheque or money order (payable to Blackall-Tambo Regional Council), credit card (contact council to arrange) or cash or EFTPOS in person.

• Council's rates page says requests must be made in person or by email to admin@btrc.qld.gov.au. The form itself also allows mail to the Rates Department, PO Box 21, Blackall QLD 4472.
• In person: Blackall or Tambo office, 8.30 am to 4.30 pm Monday to Friday, paying by cash, cheque or EFTPOS.
• Credit card payments are arranged by contacting council on (07) 4621 6600.
• The fee is charged per rates assessment: four lots on one rates notice attract one fee, four lots on separate notices attract four. Fees are set in council's rate search charges, linked from its rates page.

• A rate search does not identify easements. Council's information sheet says to check the title for those.
• Residential premises in the townships do not currently have water meters, so a meter reading is only relevant for metered rural lifestyle properties.
• The form on council's site is dated June 2021. Check with council that it is still the current version before lodging.
• Council's disclaimer says the information comes from its records, which may not reflect the actual state of the property, so get your own advice before relying on it.
