What the Application for Rates Property Search is for
Bulloo Shire Council (Thargomindah) provides property searches on written application and payment. A rates search draws on the land record a Queensland council must keep for rateable land: owner, valuation and the rates and charges levied, paid and overdue (Local Government Regulation 2012 s 154). It matters to a buyer because overdue rates and charges are a charge on the land (Local Government Act 2009 s 95). The same form orders limited, standard and full planning and development certificates under section 265 of the Planning Act 2016, which must be given within 5, 10 and 30 business days respectively. Council's property search page says results are issued only after the applicable fees are paid.

Common mistakes
- Where rates are outstanding, the form says to phone the rating service the day before settlement for an up-to-date figure including interest.
- Updates to a rates search are available for 90 days from the date it is issued. After that, an update is treated as a new search with a new fee.
- The urgent rates search fee is left blank on the current form, so ask council for the amount when ordering.
