What the Land Record Search Request is for

The form takes its name from the land record every Queensland council must keep for each parcel of rateable land, showing the owner, description, valuation and rates and charges, including overdue amounts and interest (Local Government Regulation 2012 s 154). Overdue rates and charges are a charge on the land (Local Government Act 2009 s 95). South Burnett's form offers short and full rate searches (standard or urgent), special water meter readings, planning certificates, building property and records searches, a health records search and house drainage plans. Planning and development certificates are issued under section 265 of the Planning Act 2016: a limited certificate within 5 business days, a standard within 10 and a full within 30, with the content set by schedule 23 of the Planning Regulation 2017.

When you need it

  • You are buying or selling in the South Burnett and need a short rate search (owner, address, rates and property description) or a full rate search before settlement.
  • You need a special water meter reading, including urgently.
  • You need council's building records for a lot, urgently or in the standard time.
  • You need a health records search for a business, or the house sewer and drainage plans for a property.

How to fill it in

  1. 1

    Section 1 - applicant

Give your full name, postal address, reference, email and phone numbers.

  2. 2

    Section 2 - property

Enter the property description (lot and plan) and location, the vendor and purchaser, the settlement date, the date the contract became unconditional and the date the search is requested.

  3. 3

    Section 3 - certificates

Tick each search. Standard rate searches take 7 business days and urgent ones 2 business days, counted from when payment is received. Building records searches take 7 business days, or 3 urgently.

  4. 4

    Planning and building fees

Town planning and building search fees are charged for each lot and plan separately. Standard and full planning certificates are priced on application with a minimum fee; council asks you to use its specific planning search request form for those.

Filing, lodging and service

  • Post the completed form to South Burnett Regional Council, PO Box 336, Kingaroy QLD 4610.
  • For enquiries, email info@sbrc.qld.gov.au or call (07) 4189 9100 or 1300 789 279. The form does not say how to pay, so ask council when you lodge.
  • Fees are printed on the 2026/2027 form (version 12, 13 July 2026). Check you have the current version.

Common mistakes

  • Turnaround times run from when council receives payment, not from when it receives the form.
  • Give the unconditional contract date. The form asks for it alongside the settlement date.
  • If a property has several lots, expect building and planning fees for each lot and plan.

Frequently Asked Questions

How long does an urgent South Burnett rate search take?

Within 2 business days of council receiving payment, according to the form.
