What the Property Information Request PS1 (Residential) is for

Form PS1 is Logan City Council's paper application for searches on a residential property; council also takes the same requests through its online services. A property search gives ownership, real property description, area, valuation, rates and water charges levied, arrears, interest and discounts, zoning and overlays (including flooding), resumptions and conditions, and a special water meter reading where applicable. Rates information comes from the land record council must keep (Local Government Regulation 2012 s 154), and overdue rates and charges are a charge on the land (Local Government Act 2009 s 95). Planning and development certificates are issued under the Planning Act 2016 (s 265). The building and plumbing services report on approvals and supply plans, approval packages and certificates of occupancy.

When you need it

  • You are buying a house or residential property in Logan and need a property search with a water meter reading before settlement.
  • You need a limited, standard or full planning and development certificate or a copy of a building envelope.
  • You want a building and plumbing approvals report, a compliance inspection report, approved building plans, the full residential building approval package or a specific approval document.
  • You need a flood or stormwater study report, a digital flood grid or hydraulic modelling files.

How to fill it in

  1. 1

    Section 1 - your details

Give your name, address, contact number, email and reference, choose to receive the response by post, email or collection, and sign and date.

  2. 2

Section 2 - the property and authority

Enter the address, lot and plan, current owner or vendor, purchaser, whether the land is improved or unimproved, and the proposed settlement date. If you are not the owner, for searches marked with an asterisk attach an executed contract of sale or the owner's written authorisation, or have the owner sign here.

  3. 3

Section 3 - services and fees

Tick each numbered service: rates and water (1 to 3), planning and development (4 to 7), building, plumbing and drainage (8 to 14) and flood information (15 to 20). List the approvals or documents wanted for services 11 and 13.

  4. 4

Section 4 - access to property

For the building and plumbing inspection report, give consent for council to enter the property during business hours at an agreed time, with a contact name, phone and email, or attach the owner's letter or email of consent.

  5. 5

Section 5 - lodgement and payment

Tick how you are lodging and paying. Do not write credit card details on the form or in an email.

Filing, lodging and service

  • Online: apply through council's online services (Property Searches/Certificates, New certificate) and pay by credit card. Do not complete this form if you lodge online.
  • Email: send the form to Council@logan.qld.gov.au and an officer will phone you to take a credit card payment.
  • Post: Chief Executive Officer, Logan City Council, PO Box 3226, Logan City DC QLD 4114, paying by cheque, money order or credit card (council phones for the card details).
  • In person: Logan Central, Beenleigh or Jimboomba customer service centres, paying by cash, cheque, money order or EFTPOS.
  • Timeframes are in business days and start once council has the application, correct payment and any authorising documents. The days from 26 December to 1 January are not counted.

Common mistakes

  • Council suggests allowing at least 3 extra business days on top of its processing times when negotiating contract dates, and arranging access within five business days of the search starting.
  • Copies of as-constructed sanitary drainage plans and basic flood searches are free online, so check council's Plumbing and Drainage page and Logan PD Hub first. PD Hub is informal and council says it cannot be relied on in a property transaction.
  • If the documents you ask for are not in council's records, the service fee is not refunded.
  • Section 2 marks only service 9 as needing authority, while Section 4 refers to service 10 for access. The inspection report is service 9, so expect to provide both for it.

Frequently Asked Questions

Can I lodge a Logan property search online?

Yes. Use council's online services, choose Property Searches/Certificates and then New certificate, and pay by credit card. New users must register first, which can take up to 3 business days.

What is a certificate of occupancy in Logan?

Council's form explains that from 1 October 2020 the certificate of classification was renamed the certificate of occupancy, and that a certificate of classification issued before then and still in force is taken to be a certificate of occupancy. They apply to commercial and multiple dwelling approvals after 1 April 1976.

Do I need the owner's authority for a Logan residential search?

Only for the services marked with an asterisk, such as the building and plumbing inspection report and the flood study and model releases. Attach an executed contract of sale, the owner's written authorisation, or have the owner sign Section 2.
