What the Property Information Request PS2 (Non-Residential) is for

Form PS2 is Logan City Council's paper application for searches on commercial, industrial and other non-residential properties; council also takes these requests online. Alongside the rates and water property search and planning and development certificates under the Planning Act 2016 (s 265), it covers building and plumbing approvals reports, inspection reports priced by gross floor area, certificates of occupancy, commercial building plans and flood data. It also covers certificates of currency and inspection reports for prescribed activities, food businesses, environmentally relevant activities and high risk personal appearance services. The property search draws on council's land record (Local Government Regulation 2012 s 154), and overdue rates and charges are a charge on the land (Local Government Act 2009 s 95), so a buyer needs the figures before settlement.

When you need it

  • You are buying a shop, office, factory or other commercial property in Logan and need the rates, water and trade waste position.
  • You need a planning and development certificate, including for a major or district shopping centre (price on application).
  • You want the building and plumbing approvals report, a compliance inspection report, a certificate of occupancy or commercial building plans.
  • You are buying a business and need the currency of its food business, prescribed activity, environmentally relevant activity or personal appearance services licence.

How to fill it in

  1. 1

    Section 1 - your details

Give your name, address, contact number, email and reference, choose post, email or collection for the response, and sign and date.

  2. 2

Section 2 - the property and authority

Enter the address, lot and plan, current owner or vendor, purchaser, whether improved or unimproved, and settlement date. If you are not the owner, the searches marked with an asterisk (11 to 13 and 24 to 31) need an executed contract of sale, the owner's written authorisation or the owner's signature. Searches 24 to 31 also need the current licensee's written authorisation.

  3. 3

Section 3 - services and fees

Tick each numbered service: rates and water (1 to 3), planning and development (4 to 9), building, plumbing and drainage (10 to 17), flood information (18 to 23), and licences and environmentally relevant activities (24 to 31). List the approvals or documents for services 15 and 16.

  4. 4

Section 4 - access to property

For the building and plumbing inspection reports, give consent for council to enter during business hours at an agreed time, with a contact name, phone and email, or attach a letter or email of consent.

  5. 5

Section 5 - lodgement and payment

Tick how you are lodging and paying. Credit card details must not be sent by email or post.

Filing, lodging and service

  • Online: council's online services, paying by credit card. Do not complete this form if you lodge online.
  • Email: Council@logan.qld.gov.au; an officer will phone you for credit card payment.
  • Post: Chief Executive Officer, Logan City Council, PO Box 3226, Logan City DC QLD 4114, paying by cheque, money order or card by phone. In person at Logan Central, Beenleigh or Jimboomba, paying by cash, cheque, money order or EFTPOS.
  • Timeframes are in business days (5 to 30 for most services, 15 for licence searches) and start once council has the application, correct payment and authorising documents. 26 December to 1 January are not counted.
  • Extra photocopying charges apply to large-format plans for some services, as noted on the form.

Common mistakes

  • The building and plumbing approvals report covers up to 2 building applications; extra fees apply for more.
  • Inspection reports are price on application. Council will contact you if a further charge applies after assessing the request.
  • Section 4 refers to services 12 to 14 for access consent, but the inspection reports are services 11 to 13. Give access consent for whichever inspection report you order.
  • Council says it cannot email results that include large documents, such as building plans and standard or full planning and development certificates.
