Property and Compliance Certificate Search Request

Scenic Rim handles rates certificates on a separate Rates Financial Search Request. This form covers a property details search (owner, service address and lot and plan, without financials), limited, standard and full planning and development certificates (with vacant and built allotment rates and urgent options), health and compliance inspections of licensed premises, a desktop health and environment records search, a building and plumbing approval and inspection records search, and a standard flood search. Planning and development certificates are issued under section 265 of the Planning Act 2016: a limited certificate within 5 business days, a standard within 10 and a full within 30, with the content set by schedule 23 of the Planning Regulation 2017. Councils keep building approval documents available for inspection and purchase under schedule 22 of the Planning Regulation 2017. For most class 10 structures (sheds, carports and the like, but not pool fences) that obligation ends 10 years after approval, so older records may no longer exist.

When you need it

• You need a planning and development certificate for a Scenic Rim allotment, including on an urgent basis.
• You are buying a licensed business and need an inspection and report of the premises or a records-only health search.
• You want council's building and plumbing approval and inspection records, including the register of notices.
• You need a flood search for an allotment.

   Applicant details

   Give the business name, your reference, surname and given names, postal address, phone, email, the purchaser and vendor, and a licence number if applicable.

   Enter the property address and the legal description (lot and plan).

   Select searches

   Tick each search. Planning certificates are charged per allotment, with different fees for vacant and built allotments and for urgent turnaround. Health inspections are charged per licence.

   Submit and pay

   Fill in who submitted the form, the date and whether payment is enclosed. Complete the credit card authorisation on page 2 if paying by card.

• The property details search is the quickest option if you only need the owner and lot and plan; it does not include financial information.
