What the Rates Financial Search Request is for
Every Queensland council must keep a land record for each parcel of rateable land, showing the owner's name and postal address, the land's description, valuation and the rates and charges levied, including any overdue amounts and interest (Local Government Regulation 2012 s 154). Overdue rates and charges are a charge on the land (Local Government Act 2009 s 95), which is why a buyer checks the rates position before settlement. Scenic Rim's form produces a financial-only rates certificate. Planning, health, building and flood searches use the council's separate Property and Compliance Certificate Search Request.

How to fill it in

Property details
Give the property address, settlement date and full legal description, listing every lot being searched (for example L1, 2, 3, 4 Plan 12345). Where several lots make up one property, only one rates certificate is issued.

Choose the certificate
Tick the standard (5 business days) or urgent (1 business day) rates certificate.

Applicant
Give your reference, business, contact name, postal address, phone and email, and list all purchasers and all ratepayers.

Submit and pay
Add your name, the date and whether payment is enclosed, and complete the credit card authorisation (Visa or Mastercard) if paying by card.

Common mistakes
- If you need updated information more than 30 days after the certificate issues, the form says a new search and fee is required.
- List all lots. A missed lot can mean the certificate does not cover the whole property.
