Property information (transmission application) - electronic version (Form 24A)

Form 24A (version 3) collects information for agencies other than the Titles Registry: the Queensland Revenue Office for land tax and duty, the Electrical Safety Office, the Queensland Fire Department, the State Valuation Service, water management and local governments (Land Title Practice Manual (LTPM) [24-0000], [24-4080]). It must accompany a Form 6 Transmission application for registration as devisee or legatee of fee simple, a State lease or licence, a South Bank lease or a water allocation (LTPM [24-2010]). The applicant on the Form 24A is the devisee or legatee in the Form 6. This electronic version has embedded fields to complete in Word or Acrobat before printing; a separate version is completed by hand. Images of Form 24A are not available to the public.

When you need it

• A beneficiary named in the will is applying by Form 6 to be registered as owner of the deceased's Queensland land or water allocation.
• The applicant is a foreign person: also complete a Form 25 and attach it to the Form 24A.
• Not for a sale or gift: a Form 1 Transfer uses Form 24 instead.

   Item 1: deceased's last address

   Insert the deceased's last residential address. This item must be completed.

   Item 2(a) to (c): applicant

   Give each applicant's full name in upper case as it appears on the Form 6, or the company name with ACN or ABN (up to four applicants). Add the date of birth of each natural person, used only by the Queensland Revenue Office, and the residential or business address after possession. Do not use an agent's address or a post office box.

   Item 2(d) to (f): contact and residency

   Give a phone number and a postal address for rate, valuation and land tax notices, and optionally an email address for service of notices. Mark whether the applicant is a foreign person (N/A for a water allocation only) and whether they ordinarily reside in Australia.

   Item 3(a) to (e): property details

   Enter the lot and plan as shown on a current title search, the street address (include unit numbers, or N/A if there is no street number), what the property includes, its current land use and, for a water allocation, whether it is unsupplemented and the dealing certificate reference.

   Items 3(f) and (g): safety switch and smoke alarms

   Answer whether an electrical safety switch and compliant smoke alarms are installed and whether the applicant has been told about them in writing.

   Extra space

   If an item does not fit, write 'See Enlarged Panel' and attach a Form 20 that refers to the first title reference in the Form 6, is numbered consecutively and repeats the item number and heading.

• Lodge the Form 24A with the Form 6 Transmission application, by post with payment to Titles Queensland, GPO Box 1401, Brisbane Qld 4001. Registered eLodgement users should check Titles Queensland's list of documents that can be eLodged. Form 6 is not one of the dealings the Titles Electronic Drop Box (TED) accepts.
• Do not lodge the guide to completion with the form.
• If information turns out to be wrong after lodgement, a lawyer can correct it by letter or statutory declaration and a private individual by statutory declaration (LTPM [24-2030]). The Valuer-General may issue a notice to fix a defect under s 246 of the Land Valuation Act 2010.

• The Word version is published as a .dot file (labelled DOTX on the forms page). The by-hand version must be printed and completed by hand.
• Use the details exactly as on the Form 6 and the title search so the agencies can match the records.
• The LTPM reminds foreign applicants of a separate Australian Taxation Office registration requirement.
