What Form PNW is for
A priority notice deposited under Part 7A of the Land Title Act 1994 (Qld) holds back registration of other instruments over a lot for up to 60 days (90 if extended). Section 143 lets it be withdrawn early by depositing a request to withdraw, which must be in the appropriate form and signed by or for the person for whom the notice was deposited. Form PNW (version 1, Word template) is that form. Withdrawal is different from removal by Supreme Court order (s 144, lodged with a Form 14 General Request) and from cancellation by the Registrar (s 145, sought by a Form 14 with a Form 20 Declaration). Our records list this form under the Queensland Revenue Office, but it is a Titles Queensland form.
When you need it
- The sale or financing the priority notice protected has fallen through or been restructured, and the notice should come off the title before it lapses.
- A new priority notice is needed with different instruments or a different order, and the old one is to be withdrawn.
- You are the applicant on the priority notice, or act for them. A third party who wants a notice removed must instead apply to the Supreme Court (s 144) or ask the Registrar to cancel it (s 145).
How to fill it in
- 1
Lodger details and jurisdiction
Enter a lodger code or the lodger's name, address, phone and email. The jurisdiction is QUEENSLAND.
- 2
Title reference and lot on plan
Enter each title reference over which the priority notice was deposited and all its lot on plan (or water allocation) descriptions.
- 3
Priority notice number
Insert the 9-digit dealing number of the priority notice being withdrawn, as shown on the title search.
- 4
Applicant execution
The applicant or a legal practitioner for the applicant signs, with the name of the applicant executed for, any further details (for example under power of attorney with its dealing number), the signer's name, organisation and role, and the date.
Filing, lodging and service
- Withdrawal of Priority Notice is a required instrument under the eConveyancing mandate and must be lodged through an Electronic Lodgment Network unless an exemption applies (LTPM [23-7105]).
- If an exemption applies, post the paper form with payment and an Exemption Request Form to Titles Queensland, GPO Box 1401, Brisbane Qld 4001.
- A lodgement fee may apply; check the current Titles Queensland fee calculator.
Common mistakes
- Withdraw only by the applicant named on the priority notice; check the execution matches that name.
- A lapsed priority notice can show as 'current' on a search for up to a month before it is removed automatically (LTPM [23-2040]), so a withdrawal may not be needed if it is about to lapse anyway.
- Spelling slips in a priority notice can be fixed by a minor correction request to the Registrar (s 149) without withdrawing it.
Frequently Asked Questions
How do I remove a priority notice from a Queensland title?

Where do I find the priority notice number?
It is the dealing number given to the priority notice when deposited, which appears on a title search of the lot.
